Equans advances Oxford Northfield Gate housing to roof stage

Oxford’s Northfield Gate housing blocks have reached their full height. Equans and council-owned OX Place are delivering 51 affordable homes, with brickwork complete, roof installation under way and completion scheduled for spring 2027.

IN Brief:

  • The two four-storey buildings at Northfield Gate in Oxford have reached full height, with brickwork finished.
  • Equans and OX Place are delivering 27 social rent homes and 24 shared ownership homes on a former hostel site.
  • Roofing and envelope works continue ahead of spring 2027 completion, with solar panels included in the specification.

Equans has brought the two new apartment blocks at Oxford’s Northfield Gate development to their full four-storey height, advancing a 51-home affordable housing project being delivered for OX Place, the building company owned by Oxford City Council. Brickwork has been completed, roof trusses are in position and roofing is under way, with completion currently expected in spring 2027.

The council confirmed the latest milestone on 23 October after a topping-out event held on 19 October at the former Northfield Hostel site in Littlemore. The two blocks will provide 27 homes for social rent to households on Oxford’s housing register and 24 apartments for shared ownership. Both forms of tenure are part of the same development, rather than separate projects or options awaiting a later planning decision.

With both four-storey blocks at their full height and external brickwork complete, construction is progressing towards roofing and enclosure rather than further upward structural work. Roof trusses have been installed, roofing remains under way and scaffolding has begun to come down where exterior work has advanced. The council expects scaffolding to be removed by the end of October, although that projection is separate from final building completion and occupation in spring 2027.

The topping-out ceremony marked completion of the buildings’ principal structural height, not practical completion. Roof coverings, other enclosure details and internal installations remain to be finished, and no completed-home energy assessments or commissioning figures were given in the 23 October update. A roof truss installation does not in itself establish that the apartments are fully weatherproof or ready for residents.

Oxford City Council specifies good insulation, high airtightness and solar photovoltaic panels for all 51 homes. These features are intended to limit heat loss and contribute to the buildings’ energy performance, but the council has not published numerical airtightness targets, expected annual energy consumption or installed photovoltaic capacity for Northfield Gate. The interaction of insulation, windows, ventilation and roof detailing can affect performance; no as-built measurement has yet been reported.

Northfield Gate occupies brownfield land previously used by the Northfield Hostel, which closed in 2014. The property then remained underused for years before residential construction began. Bringing the land back into operation involves working within an established suburban setting rather than opening up a large new greenfield development, and two relatively compact four-storey blocks allow the site to accommodate a mix of social and shared ownership apartments.

Earlier council updates followed the project from groundworks and drainage into construction above ground in 2025. The topping-out event held on 19 October 2026, and reported four days later, therefore records a later stage of the same project rather than a new start on site. Completion of brickwork and installation of the roof trusses provide visible evidence of progress, while interior works and the remaining building envelope must still be finished before handover.

OX Place, wholly owned by the council, is overseeing delivery of the affordable homes, with Equans acting as contractor. Project adviser Currie & Brown has described its employer’s agent, quantity surveying and building surveying work on the development. Those appointments establish the project’s delivery and professional oversight roles, but the current October update does not publish a new contract figure or revised overall budget.

The council plans 27 Northfield Gate homes for social rent and 24 for shared ownership. Its separate 14 October housing register update recorded 4,068 applications for social housing in Oxford, including substantial demand for smaller homes. Northfield will add affordable accommodation on previously used land, although its 27 social rent units represent a small addition against that waiting list. The council’s wider programme targets many more homes across several sites.

The council’s wider Affordable Housing Supply Programme links new housing delivery with energy efficiency, but Northfield’s October milestone reports construction progress rather than a tested performance outcome. Solar panels and the intended building fabric can be assessed against the final installation and subsequent energy use once the apartments are complete. The council has not stated that the homes have secured an as-built rating or an independently verified reduction in running costs.

Oxford expects the 51 homes to be completed in spring 2027. Roofing and external works are continuing, with scaffolding removal expected sooner; the remaining internal installations and handover requirements will take the programme beyond the visible topping-out milestone. The next confirmed completion point will be finished apartments available for the specified social rent and shared ownership tenures, not merely the disappearance of scaffolding from the site.
