Caddick Construction is advancing steelwork on the £14m Junction 4 employment scheme at White Moss Business Park in Skelmersdale, a development for Tawd Valley Developments that will provide 45 new business units and more than 100,000 sq ft of floorspace. The completed scheme is expected to support up to 125 jobs.
The project has been designed to address demand for smaller industrial accommodation rather than large-format warehouse space. Units will range from 150 sq m to 321 sq m, targeting SMEs and trade-counter occupiers in a part of the market that West Lancashire Borough Council says has seen limited new supply in recent years.
The specification also focuses on lower operational energy demand. Tawd Valley Developments says the scheme will have no gas feed, with rooftop solar panels, air source heat pumps, and electric vehicle charging included across the site. The developer has also described the project as a modern methods of construction scheme using steel cladding at 8m height.
Junction 4 was procured through the NEPO Construction Works framework, with John McCall Architects leading design, ARP Engineering providing engineering services, and Ridge and Partners acting as employer’s agent. Tawd Valley, which is wholly owned by West Lancashire Borough Council, is also acting as master developer on the wider £150m redevelopment of Skelmersdale town centre.
