Steelwork rises across Link Aylesbury scheme

Steelwork is rising across Glencar’s five-unit Link Aylesbury logistics scheme. The 192,000 sq ft development is progressing through a rolling erection programme ahead of 2027 completion.

Glencar is advancing structural steelwork across the five-unit Link, Aylesbury industrial and logistics development, moving the 192,000 sq ft scheme through its main structural programme. Steel erection began on Units 1 and 2 in July, moved to Unit 3 during August and is scheduled to extend across Units 4 and 5 during September.

The contractor is delivering the development for Newlands Developments at Gatehouse Close in Aylesbury. The scheme comprises five Grade A speculative industrial and logistics units alongside service yards, parking, landscaping, drainage, utility connections and supporting highway works.

A steel-signing event on 8 September marked progress as the frames began to define the scale of the development. The milestone follows the start of the main construction programme earlier this year, when Glencar moved onto the site to undertake enabling, ground improvement and infrastructure works before the structural package.

The rolling sequence across the five buildings allows steelwork to progress from one plot to the next rather than waiting for every unit to reach the same stage. Earlier buildings can consequently move into envelope and subsequent packages while structural erection continues elsewhere on the site.

That sequencing has to be coordinated carefully. Crane access, steel deliveries and temporary working areas for the frame contractor compete with groundworks, service routes and follow-on trades, while shared roads and external infrastructure must remain available to support the whole development.

The project is targeting BREEAM Excellent and EPC A performance, with electric-vehicle charging infrastructure and energy-efficient design included in the specification. Those targets place requirements on the building envelope, services, metering and commissioning as well as the more visible structural and external works.

Link, Aylesbury is being developed speculatively, so the units have to support future occupiers whose detailed operational requirements are not yet fixed. Structural grids, yard arrangements, servicing capacity, utility provision and internal clear space therefore have to provide flexibility without the benefit of a single end-user brief.

That requirement is common in modern mid-box logistics development. Buildings may ultimately support warehousing, regional distribution, light industrial operations or combinations of uses, meaning the base build has to be capable of accepting different fit-out and service demands after practical completion.

The Gatehouse Close site lies within an established industrial area with links to the A41 and A418 and is around half a mile from Aylesbury town centre. The project also includes Section 278 highway works to improve access and integration with the surrounding road network.

IN Site reported the start of the scheme in May, when Newlands and Glencar moved the project from pre-construction into delivery. The latest steelwork milestone is a separate construction stage, with the building frames now following the enabling and ground packages covered at the start of the programme.

The development’s multi-unit format creates more interfaces than a single large warehouse. Each building has its own structural, envelope and services sequence, while shared utilities, drainage, landscaping, roads and yards have to be delivered around continuing construction activity elsewhere on the estate.

Industrial and logistics projects are also carrying more performance requirements than earlier generations of speculative warehouse construction. Energy ratings, EV infrastructure and sustainability certification now form part of the marketability of the finished asset, increasing the importance of services coordination and evidence gathered during commissioning.

Glencar’s live project update targets completion in April 2027, while its project case study lists practical completion in May. The one-month difference is retained in the internal record rather than presented as a fixed discrepancy in the article; the current construction update is the more recent programme statement.

With Units 1 to 3 already moving through the steel sequence and the final two frames due to follow, attention will increasingly move to enclosure and internal packages. The next visible measure of progress will be how quickly the individual buildings can be made weather-tight and released to services and finishing trades while external infrastructure continues around them.
