IN Brief:
- Lochlie Construction Group reports Q-Mark certification for Fire Door Installation STD052 and Fire Door Maintenance STD058 under certificate 4780.
- The BM TRADA schemes assess contractor competence and procedures for separate installation and maintenance activities, not blanket certification of every door.
- Component conformity, installation records and continuing maintenance remain necessary to protect the tested fire performance of individual doorsets.
Lochlie Construction Group has announced certification under two BM TRADA Q-Mark schemes covering fire door installation and fire door maintenance. The Glasgow-based contractor reports Fire Door Installation certification STD052 and Fire Door Maintenance certification STD058 under certificate number 4780, adding independently assessed activities to its building safety services.
The October announcement concerns the competence and documented processes of Lochlie’s certified installation and maintenance activities, rather than certifying every door the company has worked on. A manufacturer’s doorset performance evidence is separate from third-party assessment of the contractor fitting or maintaining it. The distinction governs which claims can properly be made about completed work and individual building fire precautions.
Fire-resisting doorsets are designed to limit the passage of fire and, where required, smoke between building spaces. A door leaf’s tested performance depends on the way it works with its frame, supporting wall, seals, hardware and closing mechanism. Changes to clearances, fixings or specified components can undermine the intended performance even where the door itself carries relevant product documentation.
BM TRADA operates separate Q-Mark schemes for fitting and maintaining doorsets. Its installation scheme is intended to demonstrate that contractors follow the applicable manufacturer instructions and supporting guidance when installing doors. Certification therefore involves assessment of working methods rather than merely attendance at a single training course or purchase of a certified product.
BM TRADA’s installation scheme uses a trained responsible person to oversee operatives and their work, with independent assessment of procedures and continued compliance. Installers must still follow the relevant manufacturer’s instructions, fixing arrangements and permitted components on each job. Certification gives specifiers an independent means of assessing the contractor’s systems, but it does not replace inspection of an individual installed doorset.
Maintenance is a separate activity because performance can deteriorate after a building becomes occupied. Door closers may be damaged or adjusted, ironmongery can be replaced, seals can wear and repeated use can change alignment. The STD058 maintenance scheme covers the competent assessment and maintenance of doorsets in accordance with manufacturers’ instructions or appropriate guidance.
Keeping the two schemes separate also reflects the different records needed through a door’s service life. Installation evidence can establish what was fitted and by whom, while later maintenance needs to record inspections, defects, interventions and components replaced. A maintenance contractor must be able to establish the relevant specification before deciding which remedial work is appropriate.
Lochlie reports specialist training, process auditing and independent assessment as part of obtaining the two certifications. Its announcement identifies certificate number 4780 and says work within the certified scope is documented and traceable. The contractor’s statement and trade reporting corroborate the named schemes, although a current BM TRADA certificate and its detailed scope schedule were not independently retrieved for this review.
A certification mark does not remove the need for careful material selection. Intumescent and smoke seals, hinges, locks, glazed apertures and closers cannot simply be substituted on the assumption that every item bearing a familiar mark is interchangeable. The permitted configuration depends on the evidence supporting the particular doorset design and any applicable field of application.
BM TRADA’s updated technical guidance distinguishes a Q-Mark certified factory-hung doorset from a door assembled using separately certified components. For qualifying installations under scheme 052, its gold Q-Mark installation plug is reserved for Q-Mark certified doorsets; using certified individual parts alone does not make an assembly eligible. Site records therefore need to link the installed configuration to the applicable product evidence and installation instructions.
A single building can contain fire doors with different resistance ratings, glazing, hardware, access and smoke-control requirements. Installer or maintenance certification cannot demonstrate compliance of an entire fire compartmentation strategy on its own. Responsibility for inspection, defect management and records remains with the relevant building duty holders, working with appropriately competent specialists.
Lochlie provides multi-trade construction services across West Central Scotland, with the new certification intended to support work for commercial, public, residential and third-sector clients. No newly awarded fire-door installation contract, number of doorsets or monetary value accompanies the certification announcement, so the development is the expansion of independently assessed service capability rather than a confirmed increase in project workload.
On individual commissions, the evidence will need to cover doorset specifications, installation records, maintenance findings and documented remedial action against each opening. The two certifications support control of those processes, while fire resistance continues to depend on the approved configuration and condition of each doorset. Lochlie has not announced a new installation contract or deployment total alongside the certification.
