CCL Facades has been appointed by Caddick Construction to deliver the façade package at Bicycle Works, the 331-home first phase of Wolverhampton’s Smithgate regeneration. The specialist contractor will design, supply, and install doors, curtain walling, and windows across three six-storey residential buildings.
The package includes 1,324 windows, around 400 sq m of curtain walling, and approximately 2,900 sq m of window area. CCL is due to start on site in October, bringing the envelope programme into the wider two-year construction sequence already under way.
Bicycle Works is the opening phase of ECF’s Smithgate masterplan in central Wolverhampton. Caddick Construction began progressing early works earlier this year, with site clearance and accommodation followed by earthworks, piling platforms, foundations, and the main structural programme.
The wider Smithgate scheme is intended to deliver more than 1,000 homes across a 12-acre site, together with public space and around 70,000 sq ft of retail, leisure, and commercial accommodation. Bicycle Works therefore acts as both a residential project in its own right and the first physical test of a larger city-centre regeneration strategy.
The façade package becomes increasingly important as the structure progresses. Windows, curtain walling, doors, surrounding wall systems, insulation, and fire-stopping interfaces collectively determine when a building becomes weather-tight enough for internal trades to accelerate.
Those interfaces also carry much of the long-term performance risk. Water ingress, air leakage, thermal bridging, poor tolerances, and incomplete fire stopping are rarely caused by the centre of a standard façade component; they tend to appear where one system meets another.
Design coordination therefore matters before installation begins. Window dimensions, structural openings, fixing zones, curtain-wall interfaces, membranes, insulation, and internal finishes need to be coordinated while changes can still be incorporated without disrupting manufacturing.
The scale of the window package turns that design exercise into a production problem as well. More than 1,300 units have to be manufactured to the correct specification, delivered in the right sequence, stored without damage, and installed against a structural programme moving across three separate blocks.
A dimensional error repeated across one batch can create a much larger programme problem than a one-off site adjustment. Replacement units may carry substantial lead times, while city-centre sites generally have limited space to store material that has arrived too early or cannot yet be installed.
Logistics will therefore form a significant part of the envelope programme. Deliveries have to compete with other trades for access and lifting capacity, while the three six-storey buildings create multiple work faces operating at different stages of completion.
The October mobilisation should coincide with the transition from heavy structural activity towards a more enclosed building. As sections become weather-tight, internal services and fit-out can proceed in more controlled conditions, making façade completion a direct programme dependency rather than simply an architectural milestone.
CCL and Caddick also sit within the same wider group structure. That may simplify some commercial and operational coordination, although integrated ownership does not remove the need for formal design responsibility, inspection, testing, and evidence at façade interfaces.
Quality assurance has acquired greater importance across residential envelope work because defects can be expensive and disruptive to correct after occupation. Inspection during installation provides an opportunity to identify tolerance problems, incomplete seals, fixing issues, or interface defects before internal finishes conceal access.
The package will also influence energy performance. Windows and glazed systems are major components of the thermal envelope, with product performance only part of the result. Installation tolerances, perimeter sealing, interfaces with insulation, and airtightness details determine how closely completed buildings match design assumptions.
Caddick’s March programme update put completion of Bicycle Works in 2028. By the time the façade contractor arrives in October, substantial early works and structural activity will already have established the physical geometry that the envelope has to follow.
That makes pre-installation surveys and coordination important. Factory-produced components offer repeatability, but only when the openings awaiting them reflect the same information used for manufacture.
Beyond Bicycle Works, Smithgate provides the prospect of a much longer regeneration pipeline. More than 1,000 homes and associated commercial development will require repeated specialist packages as subsequent phases progress, giving successful delivery on the first 331 apartments relevance beyond one subcontract.
For now, the measurable task is narrower: close three residential blocks accurately enough that internal construction can continue without inheriting envelope problems. With 1,324 windows and thousands of square metres of glazed systems entering the programme, October will mark the point where a substantial part of Bicycle Works’ long-term performance starts being fixed into the building.
