Caddick lands Leeds room2 hotel contract

A new Leeds hotel scheme moves toward construction this spring. Caddick will deliver the £46m room2 development on Lisbon Street, with a 16-storey, 200-room scheme set to replace the former Leeds International Swimming Pool site.

Caddick Construction has been appointed main contractor for a £46m room2 hotel development on Lisbon Street in Leeds city centre, following forward funding secured by developers Marrico and Helios Real Estate from Aberdeen Investments. The project will be built on the former Leeds International Swimming Pool site and forms part of the wider regeneration of the city’s West End.

The scheme is a 16-storey building providing 200 hotel rooms, with a mix of studio and suite accommodation aimed at short- and extended-stay guests. The ground floor will include a café and bar under the Winnie’s brand, as well as meeting and events space, a gym, laundry facilities, and retail concessions.

Construction is scheduled to begin in May 2026, with completion targeted for spring 2028. Lamington Group has been secured as operator under its room2 hometel brand, while DLA Architecture is leading the design.

The building is planned as a fully electric development powered by renewable energy, which places operational performance alongside the commercial regeneration case for the site. For Leeds, the project adds another sizeable city-centre hospitality scheme at a time when developers are still looking for viable, fundable formats in regional urban cores.
