ASML starts 350,000m² Eindhoven production campus

ASML has started construction of its second major industrial campus. BIC North will combine production, logistics, and office functions as the semiconductor-equipment manufacturer prepares additional long-term capacity around Eindhoven.

ASML has started construction of its second major industrial campus in the Brainport region, beginning a multi-phase development at BIC North in Eindhoven that could eventually extend across approximately 350,000m². The first phase is expected to be completed in 2029 and accommodate at least 3,000 employees.

ASML marked the start of construction on 8 September following earlier site-preparation work and planning activity. The campus will combine production, logistics, and supporting office functions and is intended to provide additional manufacturing flexibility alongside the company’s existing operations in Veldhoven.

Longer term, BIC North could provide capacity for as many as 20,000 workplaces, depending on future requirements. That makes the project considerably larger than a conventional factory expansion and requires roads, utilities, drainage, power, transport, and workforce infrastructure to be considered at campus scale from the opening phase.

The first phase will bring production and logistics activity together with supporting office accommodation. ASML is also planning a new Flow Factory for its TWINSCAN manufacturing operations, changing how materials and work move through production rather than simply replicating the layout of its existing facilities.

The company says the operating model is intended to support faster and higher-scale module production and installation while maintaining quality. For the construction team, that places manufacturing process requirements directly into the building design because structural grids, logistics routes, servicing, storage, and internal circulation have to work around the future production sequence.

Semiconductor-equipment manufacturing imposes unusually demanding building requirements. ASML’s lithography systems are precision machines assembled through tightly controlled processes, so vibration, environmental conditions, electrical supply, cooling, material flows, and contamination control all influence the specification of production accommodation.

Current project reporting indicates that cleanroom space forms part of the first development phase alongside offices and logistics. Such areas place a much heavier mechanical and electrical burden on a building than conventional manufacturing space, with filtration, air handling, controls, temperature, humidity, power quality, and maintenance access forming part of the production infrastructure.

Ground preparation began before the formal construction milestone. ASML’s project information records work to raise parts of the site with sand, bringing the land to the required level, improving rainwater drainage, and reducing the risk of waterlogging. The City of Eindhoven had already completed other work to prepare the area for development.

Those enabling works matter on a campus intended to develop over several phases. Drainage, roads, utility corridors, electrical capacity, communications, and access built around the first structures need to leave room for later expansion without repeatedly disrupting completed manufacturing facilities.

Electrical infrastructure is likely to remain one of the wider regional constraints. ASML’s own project material identifies grid congestion among the issues affecting major developments in the Netherlands, while a large semiconductor-equipment campus can carry substantial electrical demand through production equipment, environmental controls, cooling, data systems, and building services.

The campus also sits within a region already experiencing pressure from the growth of its high-technology manufacturing cluster. A site capable of eventually supporting 20,000 workplaces has consequences for road capacity, public transport, housing, skills, and utilities far beyond its boundary, which helps explain the involvement of local, regional, and national authorities in the development process.

ASML intends its future Brainport footprint to comprise three complementary locations: a headquarters campus and an existing industrial campus in Veldhoven, together with the new BIC North industrial campus in Eindhoven. The arrangement separates some corporate and production functions while retaining them within the same regional supplier and skills ecosystem.

The 2029 first-phase target does not mean the full campus will be built by that date. The development is explicitly phased, allowing ASML to increase capacity as demand develops rather than committing immediately to the maximum 20,000-workplace scenario.

That phasing reduces speculative construction but puts more pressure on the initial masterplanning. Production buildings, offices, logistics, utilities, and transport infrastructure delivered first have to work as complete facilities while also preserving credible routes for later expansion.

The groundbreaking therefore marks more than another industrial building start around Eindhoven. BIC North is being designed as manufacturing infrastructure for a business whose own production process is changing at the same time as its physical footprint grows. The construction challenge will be to provide enough fixed infrastructure for a highly specialised factory while retaining the flexibility implied by a campus whose eventual scale remains dependent on semiconductor demand years beyond the 2029 opening phase.
