Heathrow launches platform for 500,000 assets

Heathrow has unified asset data through a new geospatial platform. Almost 300 information layers will support construction, engineering, maintenance, emergency response, and future airport development.

Heathrow Airport has launched a geospatial platform giving engineering, construction, maintenance, and operational teams a common view of more than 500,000 assets across the airport estate.

Known as Heathrow Explorer, the system brings together technical and operational information that was previously held across separate platforms. Esri geographic information system technology displays almost 300 layers of asset, location, and operational data through interactive maps and dashboards.

The initial rollout will support up to 3,000 users across engineering, operations, the airport fire service, property, retail, airlines, contractors, and other third parties. Mobile access will allow teams to use the same information during inspections, maintenance visits, and work within operational areas.

Developed as part of Heathrow’s Asset Management and Compliance Programme, the platform covers runways, terminals, baggage systems, security infrastructure, utilities, buildings, and supporting property assets. It replaces older software while adding stronger access controls, mobile capability, and wider integration of spatial records.

Winter resilience provides one of the first live applications. Airfield managers can monitor snow clearance and deicing activity through a shared operational map, dispatch the nearest available team, and follow progress without relying on paper plans or manually consolidated updates.

A separate application maps the airport’s fire water infrastructure, including 72 miles of fire mains. Hydrant positions and network availability can be viewed on mobile devices, giving emergency and maintenance teams immediate access to current location data.

Major contractors working on the asset management programme have also been given access, while another application supports the airport’s noise and vortex compensation and property repair scheme for eligible neighbouring homes.

Gavin Payne, director of engineering and baggage at Heathrow Airport, said: “Location intelligence is becoming a core capability in how we achieve Heathrow’s asset management and operational goals.”

He said the platform would improve access to information, everyday efficiency, decision making, and the resilience of airport operations.

Further applications are expected to support the Heathrow Expansion Programme and the use of indoor GIS for navigation within terminals. The expansion proposals remain subject to a planning process whose preapplication cost could approach £800m.

A common spatial record reduces interface risk

Airports are among the most densely interfaced construction environments, with buildings, runways, roads, utilities, baggage systems, security zones, communications infrastructure, retail units, passenger areas, and aviation equipment operating within a constrained estate.

Because shutdowns and access restrictions must be planned precisely, fragmented asset information can create disproportionate risk. Different programmes, consultants, contractors, operators, and maintenance teams often generate records in separate formats and systems.

Drawings may show intended installations, while later surveys, inspection records, and maintenance databases contain the actual operational condition. A geospatial platform cannot correct poor records automatically, but it can make inconsistencies more visible.

Teams can compare location, ownership, maintenance status, access constraints, and surrounding infrastructure before design or physical work begins. That visibility supports excavation planning, service isolation, temporary works, logistics, and the sequencing of upgrades.

A missed utility or incorrectly located asset can create safety risk, redesign, delay, and operational disruption far beyond the cost of the original task. Mobile access shortens the route between site observation and the central record because engineers can confirm findings without returning to a desktop system or transferring handwritten information through several stages.

Contractor access must nevertheless be governed carefully. Permissions need to distinguish between information that can be viewed, edited, exported, or shared, particularly across security sensitive areas of the airport.

Changes also require clear approval and audit procedures so that the common record does not become another uncontrolled data store. The client must identify which records are authoritative, designers must state the information on which their work relies, and contractors must continue to verify physical conditions where safety or buildability requires investigation.

Extending the system to external delivery partners addresses a recurring weakness in infrastructure programmes. Contractors often receive selected drawings or asset extracts instead of direct access to the client’s current information environment, increasing the chance that work begins from an incomplete snapshot.

The winter and fire water applications show that the same data environment can support both capital delivery and daily operations. Infrastructure owners increasingly want digital records that continue to function after individual construction projects have finished.

Traditional handover can produce drawings, models, manuals, and spreadsheets that are technically complete but difficult for operational teams to maintain. Connecting project information directly to a live asset platform can reduce that break, provided data standards and identifiers are established before procurement.

Any future airport expansion would increase the scale of the challenge substantially. New airfield, terminal, highway, utility, and supporting works would have to interface with assets remaining in continuous use throughout construction.

Heathrow Explorer provides a more coherent digital foundation for that work. Its long term performance will depend on disciplined maintenance of the records, clear ownership, consistent standards, and sufficient trust among site teams to make the information part of daily decision making.
